Your duties as an employer

If you employ people or control office premises, you are the responsible person under the Fire Safety Order. You must have a written fire risk assessment, whatever the size of your business, and put in place the measures it identifies.

Shared and multi-tenanted buildings

Yes. Since October 2023 every responsible person must record their fire risk assessment in full, regardless of how many staff they have.

Who is responsible for fire safety in a shared office building?

Usually both the landlord, for the shared areas and building systems, and each tenant, for their own space and staff. They must cooperate. We'll help clarify who does what.

Do I need fire wardens?

You need enough competent people to help implement your fire safety measures. How many depends on the size and layout of your office. We'll advise on the right number.
